What is the rental application requirements to rent at Boyd & Hassell PMI?
All applicants must be 18 years of age to apply. We do require that all applicants be on their current job for at least six months and one year on their previous job. All tenants must have a favorable credit history clear of evictions or abstract judgements. We do not rent to convicted sex offenders or convicted felons. A previous rental reference is required, if the applicant does not have one then professional reference are required as compensation. All applicant’s monthly income must be four times the rental rate. Ex; Rental rate of $500.00 must have a provable gross income of $2,000.00.
How much is the application fee; if denied do I receive the application fee back?
The application fee for in-state residence is $40.00 per adult. The application fee is non-refundable so please read over the requirements carefully and feel free to ask any questions you may have.
Does each adult occupying the property have to fill out an application and qualify?
Yes, all adults must complete an application and meet all requirements individually. The only time we can combine applicant’s income is when they are a legally married couple.
How long does the application process take?
The typical processing time for rental applications is one to two business days, although there are circumstances that could prolong the process. We do our best to process applications as quickly as possible.
How much is the security deposit?
Security deposits are the same as the rental rate on the property and is required in full prior to receiving the key to the property. If you have negative or minimal rental history, your deposit may be increase up to two months rental rate.
Are your rental properties pet friendly?
Some of the rental properties are pet friendly, properties that do allow pets will be clearly listed on our available properties. We do require a non-refundable pet deposit upon approval.
How do I schedule a viewing of one of the available properties?
All you must do is simply stop by our office during regular business hours. We do require a copy of your ID and a $10.00 cash deposit that is returned once we receive the key back into the office. Keys must be returned to the office the same business day as they are not allowed to be checked out overnight.
If I am evicted or leave the property owing rent, will it reflect on my credit report?
Yes, this will reflect on your credit as a judgement and will remain there for 10 years or until satisfied.
